A 1965 Factory Job Bought a House in 3.6 Years. Today It's 6.3.
Playing the video loads YouTube. Watch on YouTube instead.
In 1965 the median new house in America cost $20,000, and a factory worker earned $2.61 an hour. That's about 3.6 years of work. Today the same math gives you 6.3. But eggs, milk and bread take less than half the work they did. And one bill grew faster than the house did.
This episode of Yesterday's Ledger runs the receipts: the house, the car, the grocery list, college tuition and healthcare, all in 2026 dollars and in hours of factory work.
Chapters in the video
The story, in writing
In 1965 the typical new house in America cost $20,000. A factory worker earned about $2.60 an hour. Do the math and that house cost a little over 3.5 years of work. Today the same math gives you more than six.
So the story writes itself, right? Everything got worse. Except it didn't. Some things on a 1965 shopping list now cost less than half the work they used to. And one bill grew faster than the house did by a lot. We'll get to that one.
This is what one paycheck actually bought in 1965.
The paycheck
Let's meet the paycheck first. In 1965 the average production worker in American manufacturing made $2.61 an hour, according to the Bureau of Labor Statistics. The average week was 41 hours and a little more. So a typical weekly check came to about $107 before taxes.
One honest footnote before we go on. The government has since rebuilt its wage series under a newer industry system and the rebuilt number for 1965 is a bit lower, closer to $2.49. We're using the higher figure people saw at the time. If anything, that makes 1965 look a little better than it was.
For comparison, the federal minimum wage in 1965 was $1.25 and the median American family brought in $6,957 for the whole year.
So, adjusted for prices, a factory hour pays a little more today than it did in 1965. Not dramatically more, but more. Keep that in mind, because it means everything that follows is about prices, not about a paycheck that shrank.
And here's the other thing about that 1965 paycheck. In most homes, it was the only one. That year, about a third of married women with a husband at home were in the labor force. Today, in about half of all married couples, both spouses work and that count includes retired couples. Those aren't the same measurement, so don't read them as an exact ratio. But the direction is clear. In 1965, far fewer households had a second paycheck.
Here's one more way to see it. That 1965 median family income of $6,957 is worth about $74,000 in today's money. In 2025, the median family brought in $110,500. So, the typical family today has more real income than in 1965, about half again as much. But a big part of that gain is the second paycheck we just talked about. More of today's families are earning it with two people instead of one.
The house
Now the big one. In 1965, the median price of a new house sold in the United States was $20,000. That's from the Census Bureau's own sales records, which go back to 1963.
So yes, in work hours, a new house costs about 1.8 times what it did. If you measure against the median family's whole year income instead, it went from just under 3 years of income to almost 4.
But here's what that comparison hides. It isn't the same house. The Census Bureau didn't start tracking the size of new homes until 1973, so we don't have an official number for 1965. The earliest figure, from 1973, is 1,525 square feet. In 2025, the median new home was about 2,140 square feet. That's around 40% more house.
And what's inside changed, too. Today, more than 9 in 10 new homes built by their owners have air conditioning. You are not paying 6 years for a 1965 house. You are paying 6 years for a different product.
That doesn't make the price easy. It just means the honest answer is both. Houses got more expensive in work time, and they also got bigger and better equipped. So how did a single paycheck carry a house in 1965? Partly because the house was smaller, and partly because of something we'll see in the grocery aisle.
The driveway and the kitchen
Let's start in the driveway. In 1965, Ford's new Mustang hardtop started at $2,368.
That looks bad, but it's not a fair fight. On one side is the cheapest version of a small sporty car. On the other is the average of everything people buy today, and that includes trucks and SUVs. Even the government's own price index for new cars, which tries to adjust for quality, has risen only about three and a half times since 1965, while prices overall rose almost 11 times. That index is built to separate a higher price from a better car, and by that measure, a lot of what you pay for today is more car.
Now the kitchen. And this is where 1965 starts to look expensive. The Bureau of Labor Statistics priced groceries across American cities every month that year.
Eggs and milk take less than half the work they did in 1965. Bread takes less, too. Ground beef is the exception. It takes a little more time today. Coffee and potatoes come out about even.
And it's not just food. Over the same years, the government's price index for clothing rose less than 3 times, while prices overall rose almost 11. In work time, a shirt or a coat costs a fraction of what it did.
So the 1965 household spent a bigger share of its time on the basics, the food and the clothes. That money is part of what today's household now spends on a bigger house and a better car. But there are two bills where the story runs the other way and they're the ones nobody can skip.
The bills that ran away
The first is college. In the 1965 to 66 school year, average tuition and required fees at a public college were $257 for the year.
Four times the work for the same year of public tuition. In 1965, about two and a half weeks of factory work covered it. Today, it takes about 10 weeks before you even get to room and board.
The second is the bill we teased at the very start, healthcare. This one is harder to compare because much of today's medical care didn't exist yet in 1965. So take this as the cost of a whole system, not of one doctor's visit. In 1965, the country spent about $212 per person on health. That covers every source. Families, insurers, and government.
More than six times the work. That's the bill that grew faster than the house did. And the government's price index for medical care tells the same story from a different angle. It rose about 23 times since 1965. More than double the rise in prices overall. Shelter, which is housing costs, rose about 16 times. Food, about 10. Clothes, about three.
One detail worth separating out. Renters and owners didn't feel this the same way. The price index for rent rose about 11 times since 1965, roughly in line with prices overall. The broader shelter index, which also tracks what owning a home costs, rose about 16 times. So the biggest housing squeeze in this Ledger falls on people who buy.
The verdict
Before we total it up, here's the part that surprised me most while building this Ledger. If you had handed a 1965 factory worker today's grocery prices and today's paycheck, he would have walked out of the store with change to spare. Eggs, milk and bread, the stuff of the weekly list, are the clearest win of the last 60 years. And if you had handed him today's bill for a year of public college or for the nation's healthcare, he wouldn't have believed it. Both of those things are true at the same time. That's why arguments about the good old days never end. People are usually talking about different parts of the receipt.
So could one paycheck buy a house in 1965? A typical factory paycheck could carry a typical new house in about three and a half years of work. Today it takes more than six for a house that is bigger and better equipped. The factory hour itself pays a little more after inflation than it did then.
What really changed is the mix. The things you buy every week, like eggs, milk, bread and clothes, got cheaper in work time. The things you buy once or twice in a lifetime, like a house, a degree and your health, got much more expensive. And in 1965, far fewer households had a second paycheck to cover the difference. Today, about half of married couples do.
The ledger doesn't say whether life was better then or now. It just shows you where the hours went.

HOW THE LEDGER CHECK WORKS
- Today's dollars: BLS CPI-U (U.S. city average, not seasonally adjusted). 1965 average 31.5, September 2026 336.940 (x10.70).
- Hours of work: price divided by average hourly earnings of manufacturing production workers. $2.61 in 1965 (BLS, as published in 1966) and $30.21 in September 2026 (BLS CES3000000008). The later NAICS rebuild puts 1965 nearer $2.49; using it would make 1965 look slightly worse.
- One "work-year" = 52 weeks at the average factory workweek (41.2 hours in 1965, 42.0 hours in September 2026).
